BA had naturally done all the right due-diligence and was ready for a competitive Auction. This was a property with the reserve advertised at $615,000. As it turns out, there was only a handful of people at the property, come the advertised Auction time. Having a good relationship with the selling agents that were selling the property, having transacted multiple time with them, BA asked the agents if they wanted to go around and see if any of the buyers were planning on bidding, if so what would they pay. As it turned out there was only one other party there looking to make a purchase and they were only prepared to pay $610,000. BA swooped and bought the property for $615,000. In our due diligence we uncovered a bit work that needed to be done over time, but it was nothing to drastic. With little to no interest, the property passed in at Auction with no bids as we expected.
