A great result for a client who had been patiently searching for several months with a very clear brief centred around proximity to schooling. At 1/3–5 Valencia Road, Glen Iris, we were able to secure an outstanding opportunity in a tightly held boutique block. An apartment offering significantly more space than typically seen in this segment of the market. Its location, within close reach of both the preferred school and key lifestyle amenities, made it a compelling fit. Leveraging our relationship with the selling agent and a well-executed negotiation strategy, we were able to secure the property prior to auction, removing competition and delivering a strong outcome. Most importantly, it resulted in a very happy client who has secured a home that meets both their immediate needs and long-term objectives.

Leafy Olinda home

A rewarding result for a returning client at 14 Bella Vista Crescent, Olinda, who re-engaged our service after a change in circumstances a couple of years ago. With a clear brief, the focus was on securing a home in a more tranquil, outer setting that still offered convenient access to amenities, along with generous outdoor space and a high level of privacy. An important requirement was accommodating his mother, making layout and liveability key considerations. We identified a beautifully renovated, move-in-ready home that aligned perfectly with these needs. Oak Park investment 

This was a purchase where everything just lined up. BA had naturally done all the right due-diligence and was ready for a competitive Auction. This was a property with the reserve advertised at $615,000. As it turns out, there was only a handful of people at the property, come the advertised Auction time.

Having a good relationship with the selling agents that were selling the property, having transacted multiple time with them, BA asked the agents if they wanted to go around and see if any of the buyers were planning on bidding, if so what would they pay. As it turned out there was only one other party there looking to make a purchase and they were only prepared to pay $610,000. BA swooped and bought the property for $615,000. Well below our clients expectations.

Thornbury brick villa

With very limited options in the sub-$1million bracket for three-bedroom properties two houses in small blocks let alone one of two, in this suburb, we jumped on this one. In our due diligence we uncovered a bit work that needed to be done over time, but it was nothing to drastic. With little to no interest, the property passed in at Auction with no bids as we expected. BA swooped in on the Saturday afternoon with an inspection and the property was secured well below our clients budget and well below what similar townhouses with similar accommodation, in this suburb are currently selling for.
