Property Management Update
Property Management Update – August 2026
As we move through the final month of winter and towards spring, Melbourne’s rental market continues to provide a generally positive environment for well-located, well-maintained investment properties.
Tenant demand remains healthy across many parts of Melbourne, although renters are becoming increasingly discerning about property condition, presentation and value. Well-presented properties that are priced appropriately continue to attract good enquiry and lease within reasonable timeframes, while properties that are overpriced or require maintenance can take longer to secure the right renter.
Keeping Your Rent in Line With the Market
Rental conditions can vary considerably between suburbs and property types, so it remains important to regularly review your property's rental value rather than relying solely on broader market statistics.
Our approach is to assess comparable properties currently available and recently leased, together with the level of enquiry and feedback we are seeing from prospective renters. The objective is to maximise your rental return while also protecting against unnecessary vacancy.
Getting Ready for Spring
With spring approaching, August is a good time to consider any maintenance or improvements that may enhance both the rental appeal and long-term value of your property.
This might include:
Small, well-targeted improvements can often make a significant difference to how a property presents and, importantly, how prospective renters perceive its value.
Compliance Remains Important
Victoria's rental legislation and compliance requirements continue to place significant responsibilities on rental providers. Minimum rental standards, electrical and gas safety requirements, smoke alarms and general property maintenance all need to be carefully managed.
Our team continues to monitor these requirements and work with our rental providers to ensure properties remain compliant and that required maintenance is identified and addressed.
Looking Beyond the Rent
Good property management should be about more than simply collecting rent and organising repairs. Our focus is on helping our clients protect and improve the overall performance of their investment.
That means regularly reviewing rental returns, minimising vacancy, maintaining the property appropriately, retaining good renters where possible and identifying improvements that may contribute to both stronger rental returns and long-term capital value.
As we head towards spring, please feel free to speak with our Property Management team if you would like us to review your property's current rental position or discuss any maintenance or improvements that may be worthwhile.
