In reality, it's one of the most competitive and emotionally charged financial decisions you'll ever make. After representing buyers for more than three decades, we've found that most people don't struggle because they lack intelligence. They struggle because they're competing against people who buy property every day. Here are the four biggest reasons buyers come unstuck: 1. Emotion Takes Over It's easy to become emotionally attached to a home. Once that happens, buyers often start justifying paying more than they originally intended or overlooking issues that may affect future value. 2. Limited Market Knowledge Most buyers inspect only a handful of properties before purchasing. Without seeing dozens—or even hundreds—of comparable homes, it's difficult to know whether you're buying the best property or simply the best one you've seen. 3. Poor Negotiation Timing Many buyers reveal too much too early, negotiate against themselves, or don't understand how selling agents are managing the campaign. Knowing when to negotiate can be just as important as knowing how to negotiate. 4. Rushing the Due Diligence Contracts, planning controls, comparable sales, building issues, neighbourhood influences and future development all need to be investigated thoroughly. Missing just one important detail can cost far more than any saving achieved during negotiations. The Bottom Line The buyers who consistently achieve the best long-term outcomes aren't necessarily those with the biggest budgets—they're the ones who remain objective, undertake comprehensive due diligence, and buy quality property at the right price.
