Recently, we were engaged by a pair of first home buyers who had their hearts set on a property in Heidelberg West that was due to go to auction. After inspecting the home and assessing the campaign, it was clear there was significant buyer interest, making it likely that competition would push the price well beyond fair market value. Rather than simply following the crowd, we encouraged them to consider another property just around the corner. It had been on the market for a little longer, sat on approximately 146m² more land, and offered greater long-term potential from both a lifestyle and investment perspective. After completing our comprehensive due diligence, market analysis and valuation, we negotiated the purchase for $700,000—around $20,000 below our clients’ budget and well below the vendor’s original expectations. The result became even more satisfying later that week when the original property went to auction and sold for approximately $45,000 above our clients’ maximum budget. By remaining patient, relying on detailed research rather than emotion, and leveraging our relationships and negotiation experience, our clients secured the superior property while spending considerably less than they were prepared to pay. For first home buyers, every dollar saved at the time of purchase is a dollar that can be invested back into the property, reduce debt, or provide greater financial security. Our clients were in exactly this position. While there was understandable pressure to purchase before the deadline, our advice remained consistent: buy the right property, not just any property. After extensive research, we focused on the Mernda market. We continue to see this area as offering excellent long-term value, supported by strong infrastructure, a train line, established shopping facilities, schools, parks and continued population growth. What became evident over the past few weeks, however, was that many SMSF buyers were competing for the same well-presented homes. As a result, several properties sold well above our assessment of fair market value and beyond our clients’ budget. Rather than getting caught up in the competition, we identified a property that many buyers had overlooked. It was a little dated, had previously been a rental, and wasn’t presented as well as competing properties. However, the fundamentals were outstanding. The home occupied one of the best positions we had inspected—within walking distance of the train station, directly opposite a park, and in a location we believe will continue to perform strongly over the long term. Better still, because it had been a rental property, it already complied with Victoria’s rental minimum standards, meaning very little work was required before it could be leased. Following our due diligence, valuation analysis and negotiations, we secured the property comfortably within our clients’ budget and at a price we considered represented exceptional value compared with other recent sales in the area. This purchase is a timely reminder that successful property investing isn’t about following the crowd. It’s about remaining patient, focusing on the fundamentals, and recognising value where others don’t. Often, the best opportunities are the properties that don’t make the strongest first impression but offer the greatest long-term potential.
