With the recent budget changes creating uncertainty across the Melbourne market, many buyers are becoming cautious and delaying decisions.
Historically, however, periods of uncertainty often create the best buying opportunities.
Why?
Because when confidence drops:
- buyer competition reduces,
- negotiation power improves,
- premium properties can soften significantly,
- and motivated vendors become more flexible.
We are currently seeing:
- substantial reductions in the prestige market,
- improved negotiation conditions for family homes,
- and quality properties that would have attracted intense competition only months ago now sitting on the market longer.
However, this is where experienced buyer advocacy becomes even more important. In changing markets, the gap between:
- true investment-grade property,
- and secondary-quality assets
can widen dramatically. Not every property will recover equally.
The focus should now be on:
- scarcity,
- owner-occupier appeal,
- land content,
- lifestyle location,
- school zones,
- long-term gentrification,
- and assets that will remain highly desirable regardless of tax settings or market cycles.
Markets eventually stabilise.
When confidence returns, buyers often look back wishing they had acted during the uncertainty rather than after competition increased again.
In our view, the current environment is creating some of the best buying conditions we have seen in years , particularly for buyers prepared to take a long-term view and secure high-quality property while others hesitate.
