[Leigh McConnon](https://site.buyersadvocate.com.au/blog/author/leigh-mcconnon) Oct 6, 2026 --- # Property management update ### Spring brings a changing rental market and important new requirements for rental providers As we move further into spring, Melbourne’s rental market continues to evolve. September brought a steady level of leasing activity, while October introduces several important changes for Victorian rental providers that make proactive property management and compliance increasingly important. ## September Rental Market Update Melbourne’s rental market remained active throughout September, with renters continuing to seek well-located, well-presented homes across the city. While rental conditions have begun to provide renters with slightly more choice than during some of the extremely tight periods of recent years, demand for quality rental accommodation remains strong. For rental providers, this means the fundamentals of good property management, such as presentation, pricing, maintenance and responsiveness remain as important as ever. In a market where prospective renters have more choice, properties that are well maintained, professionally presented and priced appropriately are more likely to generate strong enquiry. Conversely, properties that come to market with maintenance outstanding or an unrealistic rental expectation can face longer vacancy periods. For rental providers, the period before a property is advertised is particularly important. Completing maintenance, considering small cosmetic improvements and reviewing the property against comparable rentals can make a meaningful difference to both the leasing timeframe and the quality of applications received. The broader rental market remains relatively strong, with rental values across Melbourne remaining elevated compared with previous years. Well-located and well-presented properties continue to attract good renter demand, particularly when they are positioned appropriately from the outset. ## What’s Changing in October? October is an important month for Victorian rental providers, with another round of rental reforms taking effect from 13 October 2026. One of the most significant changes is the expansion of mandatory gas and electrical safety checks. From 13 October, rental providers and their agents must arrange gas and electrical safety checks by appropriately qualified tradespeople every two years for all rental agreements, regardless of when the agreement commenced. There are also strengthened requirements around minimum rental standards. Rental providers and property managers will need to retain records demonstrating that a property met the required minimum standards before it was advertised, offered for rent or occupied by a renter. Bond claims are also becoming more transparent. Where a rental provider intends to make a claim against a renter’s bond at the conclusion of an agreement, renters will need to be notified in advance and supporting evidence provided. These changes reinforce the importance of good record keeping, thorough condition reporting, regular maintenance and ensuring compliance requirements are addressed before they become an issue.
