We were introduced to this first home buyer through her mortgage broker after she had been searching on her own for quite some time without success. With a budget under $600,000, she was competing in one of the most competitive segments of the market, where quality options are limited and strong competition is the norm.

Through our network and market insight, we identified an opportunity in a boutique apartment complex in Surrey Hills, a highly sought after suburb known for its leafy streets, strong demand and proven capital growth.

We were able to negotiate a successful private sale below her budget, securing a stylish and well positioned apartment that ticked all the right boxes. This purchase not only provided an ideal first home but also represents a sound long term investment that will help set her up for future property goals and lifestyle changes.

We were delighted to assist one of our repeat clients with another successful purchase. This time, the brief was to secure an investment property with strong land value and excellent long term capital growth prospects. After careful analysis, we focused our search on Melbourne’s northern corridor, where infrastructure upgrades and renewed buyer demand continue to drive growth.

The property we identified in Thomastown stood out immediately. It was a solid home with great bones, city views and the added bonus of being positioned on a corner block offering excellent value add potential. The home was also immediately rentable, providing flexibility for our client to hold or improve over time.

Competition was strong, particularly from interstate investors, but our carefully planned auction strategy proved decisive. By getting the property “on the market” early and applying pressure at the right moments, we were able to deter other bidders and secure the property well within our client’s budget.

Due diligence, building inspection and negotiation organised in a 24 hour turn around!
 

Low budget bargain investment in Carlton 

With an exceptionally limited budget, the options were limited. We could have gone regional but chose to focus on Metro. Looking at various different types of property, most of which were either over budget or too small in size for finance purposes, we stumbled on this one, complete with balcony, rare for this type of accommodation. BA jumped into action securing the property at the bottom end of the range, with 13% rental returns. Just incredible!

For one client it was about the house and the land, for the other it was the location.  Noticing the length of time this one had been on the market, presented the right opportunity for our clients. BA swooped in, as this one had both location and the hallmarks of a good home for the client. Floor plan, state of renovation and north facing back yard we started by testing the Vendors out first. As the method of sale was a private sale, we offered below the expected range to commence the sale price negotiation . This was so we could try and get the negotiation wrapped up towards the bottom end of the selling agent quoted range. This was a success. The keys secured for our clients.
