We have had some great results for our clients this month. Below are some examples.

Windsor Investment

This was purchased for a repeat client who was looking for an investment they could add value too. A potentially 4 bedroom home in a prime location on 289 sqm of land for $1.51M. While it is need of a renovation with minor upgrades the rent would be around $1,200 per week and a renovated home directly opposite recently sold for $2.73M. Secured after the property passed in and the vendor significantly revising their expectations we able to add a great property to our clients portfolio.

Glen Iris Commercial Purchase

A commercial acquisition for a repeat client. This was several months in the making as it required significant due diligence to ensure that it could continue to operate as a medical clinic. This will be used for the clients business but it was also secured under a SMSF so it was important that it delivers strong capital growth. The property was essentially purchased for land value only with great prospects for future development and growth. The size of the building also allows the client to achieve a good rental for the consulting rooms he does not require.

Balwyn Home

Secured for an interstate client that was hoping to buy a property close to Fintona school. It was also important that this property delivered strong capital growth to secure the clients financial future. This property was purchased in the Balwyn School Zone which underpins the value. It is also a 2 bedroom villa but has the capacity to be converted to a 3 bedroom. This will add significant value. Purchased prior to auction to avoid the emotionally bidding that often occurs in these areas.

Kew Home

This deal was a matter of value. 1100sqm of land with a whole of lot of home, in one of Melbourne’s premier suburbs, for a fraction of the price due to being located in a busier street. However it was well fenced and access was via a rear laneway. BA covered the market for these clients with a very stringent brief. This home hit the market and initially BA believed it may fall at a price over their client’s budget. With an EOI campaign failing, BA swooped and secured the home for a great price.

Oakleigh Investment

Our client came on board with a view of buying 2 investment properties. One this financial year and one next. After talking through the cash flows with him, thrlye client agreed that buying his first with a positive cash flow will set him up for an easier purchase of property number 2. Acquiring this little banger with a 6.2% gross rental return, sealed the deal.

South Yarra Home

By comparing this one to most other purchases, this one moved fast. We saw the property on the Thursday and our client advised us they would like to pursue it. By Friday night with all due diligence completed, we dictated the timetable and had the property signed off that night to avoid any further competition entering the fore, particularly from the following days Open for Inspection. The property went unconditional the following Wednesday. Another happy client.
