Rental demand remains firm, compliance requirements continue to evolve, and owners are increasingly looking for professional management that protects both their property and their investment. **MELBOURNE RENTALS REMAIN TIGHT** Melbourne’s vacancy rate was around 1.8% in July 2026, according to recently reported REA Group data considerably below the 2.5–3.5% range generally regarded as a more balanced rental market. At the same time, PropTrack’s June data put Melbourne’s typical advertised rent at approximately $600 per week. That creates an unusual market with strong tenant demand + limited supply = significant competition for quality rental homes. For property owners, this makes presentation, pricing strategy and professional management more important than ever.   **SPRING IS HERE— IS YOUR PROPERTY READY?** September traditionally brings increased activity across Melbourne’s property market. If your property is approaching a vacancy, now is the time to consider: Fresh internal and external presentation Garden and landscaping maintenance Touch-up painting Small improvements can make a big difference to enquiry levels, days on market and renter quality.   **VICTORIAN RENTAL LAW: DON'T GET CAUGHT OUT** Victoria's rental framework has undergone significant changes. Since 31 March 2026, rental providers and agents have been required to use the prescribed standard rental application form, with restrictions around the information that can be requested from applicants.   Other major reforms already in effect include: Rent increases and notices to vacate require 90 days' notice. Rental bidding is prohibited. Rental properties must meet minimum standards before being advertised or offered for rent. Stronger privacy protections apply to renter information. Consumer Affairs Victoria has also flagged further changes commencing 13 October 2026, including strengthened bond-claim requirements and mandatory evidence your property meets rental minimum standards for leasing.   **🏠 PROPERTY MANAGER'S SPRING CHECKLIST** Now that spring has arrived, make sure your property is: ✔ Compliant Minimum standards and safety requirements reviewed. ✔ Competitive Rent compared with genuine local competition. ✔ Presented Gardens, paintwork, carpets, appliances and cleanliness assessed. ✔ Marketable Photography, advertising copy and online presentation refreshed. ✔ Maintained Small maintenance issues addressed before they become expensive repairs.
