September brings a fresh wave of properties to the Melbourne market, but here’s an important tip for buyers: the advertised price isn’t always the best indication of where a property will actually sell.
As spring activity increases, some properties will attract considerably more interest than others. A home can look comfortably within budget during the campaign, only for strong competition to push the eventual sale price well beyond expectations.
Before getting emotionally invested, look beyond the price guide. Pay close attention to recent comparable sales, the level of competition at inspections, how quickly contracts are being requested and whether similar properties have recently sold above their advertised range. These can often give you a much better indication of where the property may actually land.
Another useful spring tactic is to watch properties that don’t attract immediate attention. With more listings competing for buyers, some quality homes can get overlooked — particularly those with weaker marketing, poor presentation or campaigns launching alongside more attractive properties nearby. These are often the ones where there may be greater room to negotiate.
September Insider Tip: Don’t just follow the crowd this spring. Sometimes the best buying opportunity is the property everyone else has overlooked.
