We identified and met with a couple of strong local agents at the property, putting each through a detailed listing presentation before ultimately selecting Belle Property to manage the campaign. Having recently been tenanted, the property needed some preparation before coming to market. Working closely with Belle and Get Staged, we were careful not to overcapitalise, directing the preparation budget towards the areas we believed would have the greatest impact on buyer appeal and the eventual sale result. The transformation has been excellent. The property has been superbly presented and styled, and the marketing campaign is now underway. It’s a great example of our Vendor Advocacy service coming full circle—helping a long-term client buy well, supporting them over the years, and now managing the process to ensure they are equally well represented when it comes time to sell. 14 Arthur’s Avenue, McCrae goes to auction on 3 October, and we’re looking forward to seeing the result.   ## Vendor Advocacy Tip of the Month **The highest appraisal isn’t always the best appraisal.** When interviewing selling agents, don’t automatically choose the one who gives you the highest estimated sale price. Instead, ask each agent to show you three recent comparable sales that support their figure. Pay attention to how similar those properties really are — land size, condition, location, accommodation and date of sale all matter. A realistic, evidence-backed price strategy can generate stronger competition and put you in a much better negotiating position.
