Collingwood apartment
BA bought this property for our clients as an investment back in 2014. With the client now based overseas, they decided it was time to dispose of the asset. The initial work commenced on this top floor, bright and sunny apartment late last year when quotes for trades started as the apartment was in disarray after the tenancy had expired. BA project managed the works well into the Christmas break to bring it back to the standard of a fully renovated two-bedroom apartment. Marketing commenced and this one was one of the first Auctions for 2025. With a quoted price range of $600,000-$650,000, at first the bidding was tight with two parties contesting. The Auctioneer went to seek instructions at $620,000 from the owner who could see it all transpiring via phone. Knowing there were other parties out there that had shown their intention to bid prior to the Auction, our advice to the selling agent was simple. “Threaten to pass-in the property, if there were to be no further bids”. And put it on the market at $625,000 if bids are received. BANG. The property sold under competitive emotional bidding for $692,000.
Northcote apartment
We commenced marketing this one in late spring last year however, numbers were low for inspections and there was little to no buyer traction happening on the property. This we were told, was mainly due to the location on High Street.
Fast forward to 2025, one of the first weekends in January we had it re-open with 5 groups through. With one buyer looking for his sister, we managed to get the deal over the line with a quick settlement, an unconditional contract, full asking price achieved and another very happy client.
