First Home Buyer Secures Rare Opportunity in Hawthorn
Buying a first home in Hawthorn on a $400k budget is no easy feat especially near Swinburne, where demand is intense and competition at auction is fierce. After missing out on multiple properties (including one in the very block we eventually purchased), our agency relationships opened the door to an off-market opportunity with no public competition.
The property was tenanted, limiting access and deterring other buyers. We moved quickly, completed due diligence, and secured it within our client’s budget. With the market continuing to rise, it’s likely this price point will soon be out of reach making this a well-timed and strategic purchase.

A big part of getting this deal done, was having the owners open to a lengthy settlement period, so our clients could sell their current home without making it “subject to a sale”! Hurdle one crossed. From here, we put a deadline into the contract, as to when our clients home would be sold by and the contract becoming unconditional. Hurdle two, tick.
