This one was all about timing. We first inspected the property about three weeks ago and upon doing some further due-diligence, it would seem that the property was going to be above the clients budget for the home so they were prepared to let it go even though it met their requirements they were not prepared to extend themselves. The property was worth around the $1,630,000 mark given the one next door, a mirror image of the home, sold for $1,630,000 late last year. Fast forward to the 23rd March, we inspected again and were able to negotiate a really good purchase for $1,570,000. A very happy client indeed.
