After narrowly missing out at auction on another property at a higher price point, we remained patient and continued to monitor the market closely.

We were able to secure this excellent family home prior to auction for $907,000, less than what they had previously been prepared to pay.

This purchase came from long-standing clients whom we have represented previously, along with a number of their family members. They brought the opportunity at 37 Danielle Crescent, Heathmont to us to complete our due diligence and develop the right negotiation strategy to secure the property.

Located in a very popular pocket of Heathmont, the property attracted strong interest and was being sold via an Expression of Interest campaign, which can often be challenging given the lack of transparency in the process. By carefully managing communication with the agent, asking the right questions and maintaining discipline around value, we were able to position our clients strongly without overpaying.

A 100 sqm 2-bedroom apartment in a boutique block of 6, with attributes and a floor plan to easily renovate and/or add a third bedroom, this property was a winner.

As the Auction commenced, a look over the limited crowd that was in attendance, by all indications in comparison to other Auctions, this was likely going to be a pass in and negotiate. With an opening vendor bid of $750,000 made by the Auctioneer, BA immediately matched the Vendor bid with the same $750,000 and asked that the Auctioneer not Vendor Bid again. Bidding from here was slow with one other party coming into the mix. The property passed in to BA as the highest bidder and went in to negotiate eventually securing the keys at the top end of the selling range and well below our client’s expectations.
