June Market Update

As we move into winter, Victoria's rental market continues to remain resilient, with strong tenant demand across many metropolitan and regional areas. While leasing activity traditionally slows during the cooler months, well-presented properties continue to attract quality applicants, making this an excellent time for rental providers to review their investment strategy and ensure their properties remain compliant with current legislation.

End of Financial Year Is Here!

With the End of Financial Year, it's a great time for rental providers to organise their financial records and prepare for tax time. Keeping accurate records of rental income, property management fees, maintenance and repair invoices, insurance, council rates, loan interest (where applicable), and depreciation schedules can help make the process smoother for both you and your accountant. If you've completed improvements or significant maintenance during the year, be sure to retain all supporting documentation, as the tax treatment may differ between repairs and capital improvements. If you require copies of statements, invoices or end-of-year financial reports, our Property Management team is happy to assist.

Bond Changes Coming from 1 July 2026

A significant change is arriving this month with Victoria introducing the Portable Rental Bond Scheme.

This new system will allow eligible renters to transfer their existing bond from one rental property to another without needing to pay a second bond upfront while waiting for their previous bond to be refunded. The initiative is designed to reduce the financial pressure associated with moving home.

Property owners should also be aware that further bond claim reforms are scheduled later this year, requiring stronger supporting evidence when making claims against a bond. Maintaining thorough condition reports, photographs and maintenance records will become even more important.

Our office will continue to manage this process on your behalf and keep you informed as the new procedures are implemented.

Winter Property Maintenance

Winter is an ideal time to undertake preventative maintenance to protect your investment.

We recommend checking:

  • Gutters and downpipes are clear.

  • Heating systems are serviced.

  • Roofs are inspected following heavy rain.

  • Trees are trimmed away from buildings and powerlines.

Proactive maintenance not only protects your property but also helps retain quality tenants.
