Despite slowing growth national gross rent yields remained steady for the 27th consecutive month at 3.7%. Compared to this time last year, yields across Brisbane(3.7%), Adelaide(3.7%), and Perth(4.3%) were up, while yields in Sydney (3.1%), Melbourne(3.7%), Hobart (4.4%) Darwin (6.7%) and Canberra (4.1%) were down.

 

Despite rentals starting to slow, we are still seeing good quality properties being well attended and leasing quickly.

Check for Drafts & Insulation – Seal any gaps around windows and doors to keep your home warm and energy bills low.

Heater Maintenance – If your property has gas heating, you must ensure it’s serviced at least every two years. If it's due, request a check-up now!

Rain-Readiness – Melbourne’s autumn means more rain! Check for leaks, clear any balcony drains, get your gutters cleaned regularly.

Melbourne’s humid autumn and winter months can lead to mould growth in rental homes. Here’s how to prevent, remove, and report mould issues as a renter.

Prevention Tips

Ventilate Your Home – Open windows daily (even in winter) to improve airflow. Use exhaust fans in the bathroom & kitchen.

Reduce Moisture – Use a dehumidifier or moisture absorbers (like DampRid) in damp areas.

Dry Clothes Properly – Avoid drying clothes indoors without ventilation—use a clothesline or dryer with an exhaust.
Check for Leaks – Report any roof leaks, plumbing issues, or rising damp to your rental provider immediately.

Wipe Condensation – Regularly dry windows, walls, and surfaces prone to condensation.
