Residential Rental Provider’s –
Service Heating Systems Early
- Book heating maintenance in autumn to beat the winter rush. Make sure gas heaters, split systems, and fireplaces are safe and efficient.
- Comply with mandatory gas safety checks (every 2 years) under the Residential Tenancies Regulations.
Seal Gaps & Check Insulation
- Inspect for drafts around doors, windows, and floorboards. Adding simple weather stripping or door seals can improve energy efficiency—your renters will thank you.
Gutter & Roof Check
- Clear gutters and downpipes to prevent blockages and water damage during heavy rains.
- Check for cracked tiles or roof leaks—winter storms can quickly turn small issues into major repairs.
Ventilation Matters
- Ensure bathrooms, laundries, and kitchens have proper ventilation (fans or windows that open). This helps prevent mould and keeps your property compliant with Australian rental standards.
Renters –
- Keep your home heated to at least 16°C overnight or when away.
- Let warm air circulate under sinks by opening cabinet doors.
- Reduce Moisture & Mould
- Open windows for 10–15 mins a day to ventilate, especially in bathrooms and laundries to prevent mould.
- Use exhaust fans and wipe away any window condensation or dampness regularly.
- Block and drafts by using draft stoppers.
- Clear Outdoor Areas
- If you have a balcony, porch, or courtyard, sweep up leaves and debris so drain don’t block or flood during storms.
- Keep an eye out for pooling water near entrances—this can lead to slip hazards or damage.
- Report Issues Early
- Don’t wait till it's urgent—report any heater issues, leaks, or strange noises ASAP. Repairs can take longer during busy winter periods.
